Seth and Maurine Horne

Marion Seth and Maurine Derrick Horne spent many of their years building connections and working their way up the entrepreneurship ladder. Seth was employed by the Federal Government in Washington, D.C. during the depression years beginning in 1931. He worked for the Labor Department, Executive Offices of the President and Department of Treasury and Office of Public Housing. He then attended the University of Utah where he obtained a degree in business in 1940. His first real estate venture was the purchase of land in Alexandria, Virginia (which was eventually sold to Marriott). During the early years, as a real estate developer, he obtained the first apartment zoning in Fairfax County, Virginia where he built a large complex of apartments, shopping center and offices. In 1954 they acquired the James Stewart Company, a major national construction company and moved with their five children to Phoenix, Arizona. Seth engaged in heavy commercial construction in addition to his real estate development activities. Major developments included commercial warehouses, the Dallas Furniture Mart, large government projects, hotels, single family housing and office building and shopping centers and nursing homes; leaving a large legacy to his posterity. Seth passed away on August 31, 1997.

James Stewart & Company was one of North America’s most accomplished and longest-working contractors (1845–1953). In 1865, anticipating opportunities in the U.S. after the Civil War, James Stewart (1822–1902) relocated to St. Louis from the former Canadian capital of Kingston. His firm earned profits and acclaim building railroads west of the Mississippi River and, by the end of the 19th century, had grown impressively with the nation’s expanding industrial might. Beginning around 1900 and under the leadership of Stewart’s sons, the company added banks, department stores, hotels, and civic structures to its portfolio; working for powerhouse clients such as the Pennsylvania Railroad, Standard Oil, U.S. Steel, General Electric, General Motors, Union Carbide, and Grumman. Seth Horne acquired the James Stewart Company in 1954 through a merger and James Stewart Company went on to invest and develop across America and today continues to be a holding company.

Gregory G. and Debbie Horne

Gregory G Horne began his career in real estate development upon his move to Virginia in 1976. He began managing his family’s assets on the east coast primarily in Virginia. He has extensive experience in both residential and commercial development. Over the years he served in the capacity of President, Manager, Partner, and Trustee of multiple entities owned primarily by him or within closely held family entities which have holdings in land, buildings, and ventures across the United States.

Residentially he helped master plan an 832 lot residential subdivision in Fairfax County, Va. wherein he built and sold approximately 186 homes and developed and sold another 220 finished lots to a subsidiary of the National Corporation for Housing Partnership. Concurrent and subsequent to the above development he also developed and built a 53 unit townhouse project in Fairfax, VA and 17 custom homes ranging in size from 5-10k sq. feet. He purchased, developed, and sold 178 residential lots in Heber, AZ as a second home community and started the plans for a similar project on the adjacent 300 acres in 2017. In Albuquerque, NM he began the first phases of a 330-acre master planned industrial business park.

Commercially Greg has been involved in the development, building, leasing, management, and/or sale of a 32 acre 640 apartment project in Fairfax County, VA; a 5000 sq. ft. historical rehab office/retail building in Fredrick, MD; building over 500,000 sq. ft. of new office buildings; managed over 100,000 sq. ft. of tenant improvement projects; managed several neighborhood retail centers in Fairfax, VA. and in the Phoenix area; and also developed, owned and operated a 14,000 sq. ft. assisted living home in Ashtabula, OH.
